Renovation & Construction

Renovation & Construction

We carry out renovation and construction work from start to finish, from planning to the final touches. You get a written fixed-price quote before anything starts, and the same person on site for the whole project.

02 / How it works

From call to handover in six steps

Contact

Tell us briefly about the site and what you're planning. We usually reply the same day.

Site visit

We come to look at the starting point and take measurements. At the same time, we go through the materials, your schedule wishes and whether the project needs a permit.

Written fixed-price quote

You get a quote that shows the scope of the work, the price, the estimated schedule and what the price doesn't include. The quote is valid for 30 days. The site visit and the quote are free of charge.

Contract and schedule

We agree on the start date, the payment schedule and how any extra work is approved. For larger projects, we use a written construction contract.

The work in progress

You get updates and photos as the work moves forward. If something unexpected shows up in the structures, you hear about it the same day, before any extra work is done.

Handover and warranty

We go through the site together, fix any defects and clean up the work area. There's a 2-year warranty on the work.

03 / Pricing

Fixed price, hourly work and the household deduction

How the work is priced

01

Fixed price

Once the scope of the job is clear at the site visit, you get a fixed price. That way you know the total cost in advance.

Suits kitchen renovations, terraces, docks, fences and facades.

02

Hourly work

When the scope can't be known before we start, for example when repairing damage and in some demolition work, the work is billed by the hour. You still always get an estimate of the hours in advance.

€62/h, incl. VAT 25.5%

Materials, travel costs and waste fees are itemized on the invoice as separate lines. In the main area, we don't charge travel costs.

03

Extra work

Old structures sometimes hide things you can't see from the outside. This is how we handle them:

  1. 01 The work stops at that point, and you get photos of what we found.
  2. 02 You get a price estimate for the extra work before it is done.
  3. 03 The extra work is only done once you have approved it in writing. A message is enough.
  4. 04 The original fixed price doesn't change otherwise.
04

Payment schedule

On larger jobs, billing is split into installments as the work progresses. The last installment is only invoiced after handover.

Start 30%
Midpoint 40%
Handover 30%

Household deduction

In a renovation, the labor portion is often thousands of euros, so the deduction is real money.

In Finland, the household deduction (kotitalousvähennys) lets you deduct part of the labor cost of work done in your home from your taxes. The deductible is €150 per year and the maximum is €2,100 per person. Spouses can both apply for the deduction. We itemize the invoice so that the labor portion is shown separately. Materials and travel costs aren't covered by the deduction.

Up-to-date information at vero.fi

Example calculation

Labor portion of the invoice €4,000
Household deduction (40%, deductible subtracted) −€1,450
Left to pay for the labor €2,550

Service area and travel costs

In the main area, we don't charge travel costs. Elsewhere, travel costs are always stated in the quote before the work starts, never added to the invoice afterwards.

01

Main area

Vihti, Nummela and Lohja

We're out on jobs here every day. Small jobs are often done within the same week, including one-hour jobs.

No travel costs

02

Regular area

Espoo, Helsinki, Kirkkonummi, Veikkola and Kauniainen

We drive to the Helsinki capital region every week. A larger job, or several jobs on the same visit, for example roof washing and a fall yard cleanup.

Travel cost stated in the quote

03

On request

Vantaa, Tuusula, Nurmijärvi, Sipoo and Siuntio

When the job is large enough, or the site is on the same route as other jobs. Feel free to ask.

Travel cost stated in the quote

04

Cottages

Lohjanjärvi, Hiidenvesi and the archipelago

Also the Inkoo and Raasepori archipelago. Visits agreed in advance for the whole season, so you don't need to be there.

Agreed for the season

The larger the job, the smaller the share of travel costs in the total price. For sites further away, it makes sense to agree on several jobs for the same visit.

04 / Specialty

Slopes, bedrock and the waterline

Most builders put terraces on flat yards. Difficult terrain is often left undone, or done wrong.

Building on a slope, on bedrock or at the waterline needs different solutions for the foundations, anchoring and choice of materials. A structure fixed to bedrock, the height differences of a slope and moving water each need their own planning, and when done wrong, the structure moves or rots within a few years.

That's why docks, lakeside terraces and sloping plots are a big part of our work.

05 / About

Renovation by the person who does the work, not through a chain

I do the work myself, from start to finish. The same person does the site visit, gives the quote, is on site and handles the handover. You don't have to explain things again to new people. On larger projects, I use subcontractors I know, but the responsibility and the contact stay with me.

We treat every property as if it were our own.

My customers include housing companies, businesses and private property owners in the Vihti and Lohja area, as well as Espoo and Kirkkonummi.

06 / Permits, liability and scope

Good to know before the quote

Permits

Some structures need a permit from the municipality. Depending on the municipality, a terrace, dock, canopy, fence or a change to the facade can need an action permit (toimenpidelupa) or a building permit. We find out whether a permit is needed at the site visit and tell you before the quote.

May need a permit

  • Terrace
  • Dock
  • Canopy
  • Fence
  • Facade change

Who applies for the permit?

You apply for the permit yourself from your municipality's building control. At the site visit, we tell you whether the project needs a permit.

What the work doesn't include

  • Electrical work

We don't do electrical work. We refer you to an electrical contractor

  • Plumbing work

We don't do plumbing work that requires a plumbing contractor

  • Waterproofing wet rooms

We don't do waterproofing in wet rooms (bathrooms, saunas), because it needs a certified installer. That's why we don't do bathroom renovations, but we can do the bathroom demolition.

  • Asbestos removal

We don't do asbestos removal. It needs an authorized asbestos removal company

07 / FAQ

Questions about renovation and construction

Didn't find your answer? Call +358 44 724 5824 and let's talk.

How much does a renovation cost? + −

The price depends on the project, so we can't give an exact figure without seeing it. After the site visit, you get a written fixed price, and after that the cost doesn't change unless you approve extra work separately.

How long does the work take? + −

The schedule is stated in the quote. For example, replacing kitchen cabinets usually takes 4–7 working days and a full kitchen renovation 3–5 weeks. A typical 20–30 m² terrace is done in about 3–7 working days, and a cottage dock in 2–5 working days.

When can you start? + −

You can usually get a site visit within 7 days. The start date depends on the season and the size of the project, and we state it in the quote. Summer is the busiest time for outdoor building, so book terraces and docks early.

Does the project need a permit? + −

Often it does, for example for terraces, docks, canopies and changes to the facade. We find out whether a permit is needed at the site visit and tell you before the quote.

What if there are surprises in the structures? + −

The work stops, and you get photos and a price estimate for the extra work. No extra work is done before you've approved it.

Who buys the materials? + −

We buy the materials ready for the job, unless agreed otherwise. Materials are shown as a separate line on the invoice, and you can also buy them yourself if you want.

Can I live at home during the renovation? + −

In most cases, yes. During a kitchen renovation, the kitchen is usually out of use for 4–7 working days, and we agree on this in advance. For dusty work, we protect the rooms and separate the work area.

Is there a warranty on the work? + −

Yes, a 2-year warranty on the work done. Materials have the manufacturer's own warranty.

Can I get the household deduction for the work? + −

Yes, for the labor portion. The labor portion is shown separately on the invoice, so applying for the deduction is easy.

Do you also do small jobs? + −

We do. A single fence, stairs or a small repair works the same way as a larger project. Small jobs are billed at an hourly rate of €62/h (incl. VAT), and the minimum charge is 2 hours.
