02 / Why it's worth washing the roof
Why it's worth washing the roof
Moss isn't just about looks. It holds moisture on the roofing surface, slows water runoff, and clogs gutters and drains. On tile roofs, wet moss freezing in winter erodes the tile surface, and on metal roofs, moisture gets trapped between the coating and the dirt.
A wash won't make an old roof new, but it's clearly cheaper than replacing the roof a few years earlier than you had to.

Pricing and the household deduction
The price depends on the roof area, pitch, roofing material, and how much moss there is.
You'll get an estimate from photos or an address, free of charge. The final price is agreed before we start.
You can apply for the household deduction (35%) on the labor, and you get an itemized invoice.

How we wash the roof
Tile roof
By hand, no pressure washing
We remove moss, lichen and other growth mechanically, by hand. Pressure washing damages the tile surface and seams, so we don't use it on tile roofs. This keeps the tile's surface structure intact.
After removal we apply a moss inhibitor, which slows new growth from forming.
Metal roof
Pressure washing in the runoff direction
We pressure-wash a metal roof that's in good condition. Washing removes moss, lichen, dirt and soot. We wash from top to bottom, in the direction water runs off, so water doesn't get under seams and overlaps. With an old or chalking paint surface we use lower pressure.
Condition check
While washing, we check the roof's condition and tell you about any issues with photos, e.g. rust, loose fixings or worn paint.
Gutters and drains
Cleaned on the same visit, since loosened moss would otherwise end up in them.
Safety
We use fall protection and carry liability insurance. We usually work in pairs on roof jobs.
Good to know
Moss inhibitor
A wash usually lasts about 3–5 years before moss comes back. The inhibitor extends that interval but doesn't stop regrowth entirely. It's an add-on, and it's worth doing at the same time as the wash, since we're up on the roof anyway.
What's not included in the wash
- Roofing repair or replacement, larger-scale replacement of broken tiles
- Sealing work on penetrations and flashings
- Very steep or poor-condition roofs that can't be safely walked on
If we find any issues during the wash, we'll tell you about them with photos. Repairs are only done by separate agreement.

A photo of the roof and the square meters is usually enough. From a map view we can see the roof area and pitch.

Price estimate and a time
The wash is done during the frost-free season, spring through autumn. Weather sometimes pushes the visit by a day or two.

Wash, gutters and cleanup
The roof is washed, gutters cleaned, and loosened moss collected and removed from the yard.

Photos after the job
You'll get photos of the roof, including any spots that showed a fault.
Does washing damage the roof? + −
No, as long as the pressure and method are right. A tile roof washed with high pressure gets damaged, which is why we don't do it that way.
How often does a roof need washing? + −
About every [ 3–5 ] years, depending on how much tree cover shades the roof. A north-facing slope or a roof under trees moss over faster.
Is the inhibitor worth it? + −
It is, if your roof mosses over quickly. It doesn't stop moss entirely, but it extends the time between washes.
What time of year? + −
During the frost-free season, usually April to October.
What if the roof is in poor condition? + −
We'll say so directly. If the roofing is damaged or can't be safely walked on, we won't wash it, and we'll tell you what to do instead.
Do you have insurance? + −
Yes, liability insurance, and we use fall protection. On roof work, that's not optional.
