We wash moss and dirt off the roof before it starts eating into the roofing. On the same visit, we clean the gutters and, if needed, also wash the facade, terrace and paving. Tell us the roof type, and we'll estimate the job on the phone.
We wash roofs mostly in Vihti and Lohja, and also in Espoo and Nurmijärvi.

02 / Why it's worth washing the roof
Why it's worth washing the roof
Moss isn't just about looks. It keeps moisture on the surface of the roofing, slows down water running off, and clogs gutters and drains. On a tile roof, wet moss in freezing weather wears away the surface of the tiles, and on a sheet metal roof, moisture gets trapped between the coating and the dirt.
Washing won't make an old roof new, but it costs clearly less than replacing the roof a few years earlier than you have to.

We can give you an estimate from photos or the address, and it's free of charge.
Roof area means the surface area of the roof. The price includes moss removal, cleaning up the plot and taking the waste away.
What affects the price
What determines the price
These factors affect the price the most.
The bigger the roof, the more work and time the wash takes.
Working on a steep roof is slower and needs more safety equipment.
A tile roof is washed by hand and a sheet metal roof with a pressure washer, and the method affects the price.
A thick layer of moss takes longer to remove than a thin one.
This estimate isn't a quote. The final price is agreed before we start.

How we wash the roof
Tile roof
By hand, no pressure washing
We remove moss, lichen and other growth mechanically, by hand. Pressure washing damages the surface of the tiles and the joints, so we don't use it on tile roofs. This keeps the surface of the tiles intact.
After the removal, we apply a moss prevention treatment that slows down new growth.
Sheet metal roof
Pressure washing in the direction the water runs
We wash a sheet metal roof in good condition with a pressure washer. Washing removes moss, lichen, dirt and soot. We wash from the top down, in the direction the water runs, so water doesn't get under the seams and overlaps. If the paint is old or chalky, we use lower pressure.
Condition check
While washing, we check the condition of the roof and tell you about any defects with photos, e.g. rust, loose fixings or worn paint.
Gutters and drains
Cleaned on the same visit, because the loose moss would otherwise end up in them.
Safety
We use fall protection and have liability insurance. On roof work, we usually work in pairs.
Good to know
Moss prevention treatment
A wash usually lasts about 3–5 years before the moss comes back. The treatment makes the interval longer but doesn't stop regrowth completely. It's extra work, and it's worth doing at the same time as the wash, since we're on the roof anyway.
What isn't included in the wash
- Repairing or replacing the roofing, replacing broken tiles on a larger scale
- Sealing penetrations and flashings
- Very steep roofs or roofs in poor condition that can't be walked on safely
If we find defects during the wash, we tell you about them with photos. Repairs are only done if agreed separately.

A photo of the roof and its area in square meters is usually enough. From a map view, we can see the roof area and pitch.

Price estimate and a time
Washing is done when the ground is free of snow, from spring to fall. The weather sometimes moves the visit by a day or two.

The roof is washed, the gutters are cleaned, and the loose moss is collected from the yard.

Photos after the work
You'll get photos from the roof, also of any spots where we saw defects.
Does washing damage the roof? + −
No, when the pressure and method are right. A tile roof washed with high pressure gets damaged, and that's why we don't do it that way.
How often does a roof need washing? + −
About every [ 3–5 ] years, depending on how much the trees shade the roof. A north-facing roof or a roof under trees gets mossy faster.
Is the prevention treatment worth it? + −
It is if your roof gets mossy quickly. It doesn't stop moss completely, but it makes the interval between washes longer.
What time of year? + −
When the ground is free of snow, usually from April to October.
What if the roof is in poor condition? + −
We'll tell you directly. If the roofing is damaged or can't be walked on safely, we won't wash it, and we'll tell you what to do instead.
Do you have insurance? + −
Yes, liability insurance, and we use fall protection. On roof work, that isn't optional.
