03 / Before you start

Good to know before you renovate

Read first

Old buildings and hazardous substances

In buildings built before 1994, an asbestos and hazardous substance survey has to be done before any demolition work. Asbestos can be found, for example, in vinyl flooring and its adhesives, in leveling compounds and in old boards.

  1. Moisture damage: the cause first, then the repair

Moisture damage is only repaired once its cause is known. Just renewing the surface doesn't remove the problem. Extensive damage needs a condition survey and a repair plan, and it's worth asking the municipal building control authority whether the repair needs a permit. We do the repairs according to the plan and make sure the structures are dry before they are closed.

  2. Housing companies and the renovation notification

In an apartment building or townhouse, you submit a renovation notification (muutostyöilmoitus) to the property manager before the work starts, especially when the work affects floors, partition walls or wet rooms. Noisy work is done at the times the housing company (taloyhtiö) allows.

  3. Load-bearing structures and permits

A load-bearing wall isn't removed or changed without a plan from a structural engineer. Changes to load-bearing structures can need a permit. We find this out before the work starts.

  4. The order of the renovation

First demolition, then structures and installations, then surfaces from the top down: ceiling, walls and finally the floor. The right order saves time and keeps the new surfaces clean.

04 / Price

How much does a renovation cost?

For painting, the area is the wall area, not the floor area. Leveling and filling are included.

What affects the price

What determines the price

These factors affect the price the most.

Moisture damage is always assessed on site.

A surface in poor condition needs more preparation before the new finish can go on.

The more old surface or structure is removed, the more work there is.

Furniture is moved and surfaces are protected before the work starts, which takes time.

The prices per square meter include labor and VAT. Materials at cost +20% (sourcing, pickup and waste), or you can buy them yourself. Travel outside the service area €1.00/km.

05 / Extra work

If there is a surprise inside the structure, you decide

Moisture damage, rotten structures and old installations often only show up once a structure is opened. Then we always do the same thing.

  1. 01

The work stops at that point.

  2. 02

We tell you right away what we found and what the repair costs.

  3. 03

We only continue once you have approved the price of the extra work.

We don't promise the price will never go up. We promise it won't go up unless you decide.

06 / How it works

From call to finished renovation in four steps

  1. Call or form

Tell us what needs repairing or renewing. Photos make the estimate quicker. We usually reply the same day.

  2. Site visit

We come to the site, take measurements, check the structures and go through the scope of the work together.

  3. Quote and schedule

You get a clear price estimate or a fixed price, and we agree on the start date.

  4. The work and a clean handover

We protect the rooms, do the work on the agreed schedule and tell you right away if we find something unexpected in the structures. Finally, we clean up and take the waste away.

07 / FAQ

Frequently asked questions about renovation

Didn't find your answer? Call +358 44 724 5824 and let's talk.

How much does a surface renovation cost? + −

Painting walls including leveling typically costs about €18–35/m² of wall area, and installing laminate with baseboards about €20–35/m² (labor, incl. VAT). Small jobs are billed at the hourly rate of €62/h. You always get a price estimate before we start.

Do you do small repairs too? + −

Yes. Painting a single wall, moving a door or repairing a floor is fine. The minimum charge is 2 hours. Very small jobs can also be handled through our Small Repairs service.

How is moisture damage repaired? + −

First, we find out the cause and extent of the damage, with moisture measurement or a condition survey if needed. Then the damaged structures are opened, dried and rebuilt, and the source of the moisture is fixed. Just renewing the surface isn't enough.

Can a load-bearing wall be moved? + −

It can, but only according to a structural engineer's plan and with a permit if needed. Non-load-bearing partition walls can usually be moved or built without a permit, but in a housing company you submit a renovation notification for the change.

How much does a new sheet metal roof cost? + −

Replacing a sheet metal roof, including removing the old one, underlay, battens and new sheet metal, typically costs about €70–140/m² (incl. VAT). The price depends on the shape and pitch of the roof, the penetrations and the type of sheet metal.

Can I live at home during the renovation? + −

In most cases, yes. We protect and separate the work area and plan the dusty and noisy stages so that they cause as little disturbance as possible.

Do you work on cottages? + −

Yes. We renovate cottages and holiday homes, for example on the shores of Lohjanjärvi and Hiidenvesi and in the Inkoo and Raasepori archipelago.

Can I get the household deduction for a renovation? + −

Yes. You can get a household deduction of 40% of the labor portion, up to €2,100 per person per year (deductible €150), when the work is done in your own home or holiday home. We show the labor portion separately on the invoice.

Do you work for housing companies and businesses? + −

Yes. Our customers include housing companies, businesses and private property owners.

What area do you serve? + −

Our main area is Vihti, Nummela and Lohja. We also work in Espoo, Helsinki, Kirkkonummi, Veikkola and Kauniainen. We go to Vantaa, Tuusula, Nurmijärvi, Sipoo and Siuntio on request.
