Demolition

We remove the old before a renovation: bathrooms, kitchens, saunas, floors, partition walls and outbuildings. Demolition is the first stage of a renovation, and if it's delayed, everything else is too. That's why we often start the same week and plan the demolition so the next tradesperson can start on the agreed day.

What affects the price

What determines the price

These factors affect the price the most.

Light surface removal is quick, while tile, concrete and brick take more time.

Sorted waste is quicker to take away than mixed waste, and large amounts need a waste container.

The floor, stairs, elevator and carrying distance to the vehicle affect the price.

In a home people live in, we protect more than in an empty space.

Moisture damage and old pipes or wiring often only show up during demolition. We tell you right away, and we agree on how to continue before the work goes on.

No extra charge for a quick start, evenings or weekends.

03 / Before you start

Demolition that doesn't upset anyone else's schedule

When these are agreed before the first blow, the space is empty and safe exactly when the next tradesperson starts.

Asbestos and hazardous substances

If the building was built before 1994, an asbestos and hazardous substance survey of the structures to be removed has to be done before the demolition work. Asbestos can be found, for example, in tile mortar, leveling compounds, vinyl flooring and its adhesives, roofing sheets and pipe insulation. Tell us the year the building was built at the start, and we'll look together at whether a survey is needed.

  1. Housing companies and the renovation notification

In an apartment building or townhouse, you submit a renovation notification (muutostyöilmoitus) to the property manager before the demolition starts. Noisy work is done at the times the housing company allows, and demolition waste isn't stored in the stairwell.

  2. Removing an outbuilding and permits

Removing a small shed or woodshed usually doesn't need a permit. For a larger building, however, a demolition notification or demolition permit to the municipal building control authority can be needed, especially in a local detailed plan area. We check this with you before we start.

  3. Load-bearing structures

If it isn't certain whether a wall is load-bearing, it isn't removed until this has been checked. When needed, the work needs a structural engineer and a permit.

  4. Building services

The water and electricity are cut off in the area to be demolished before we start. Pipe and electrical connections are done, when needed, by a contractor licensed for them.

Scheduled around the other tradespeople

The demolition is fitted into the renovation schedule: when we know when the tiler, plumber or kitchen installer starts, the space is empty and clean by then. When needed, we also work in the evenings or at weekends, if the housing company rules allow it. There's no extra charge for evening and weekend work. In Vihti, we removed over 100 m² of barn floor in one weekend.

04 / How it works

From call to an empty space in four steps

  1. Call or photos

Tell us what needs removing, the size of the space and the year the building was built. Photos sent on WhatsApp make the estimate quicker.

  2. Site visit and price estimate

For small jobs, we give the estimate from photos. For larger ones, we come to the site. You get a clear price and a start date, often already the same week.

  3. Protection and demolition

We protect the walkways and the surfaces that stay, and remove what was agreed. If we find something unexpected in the structures, we tell you right away.

  4. Waste out and a clean handover

The demolition waste is sorted and hauled away, and the space is cleaned. The renovation can start right away.

06 / FAQ

Good question

Didn't find your answer? Call +358 44 724 5824 and let's talk.

How much does demolition cost? + −

Demolition is billed at the hourly rate of €62/h (incl. VAT), and the minimum charge is 3 h. Floor surfaces (€18–30/m²) and tile and concrete removal are priced per square meter, see Tile & Concrete Removal. For example, a bathroom demolition usually costs about €1,300–2,000, and removing an old kitchen about €500–1,500. You always get a price estimate before we start.

Is hauling away the demolition waste included in the price? + −

We always sort and take the waste away, and the work is billed by the hour. We take up to about 700 kg of waste ourselves. For larger amounts, we order a waste container for you, and its price is shown in the quote.

How long does demolition take? + −

A bathroom is usually removed in 1–3 days, and a kitchen often in one day. Even large floor areas go quickly: the floor of a barn of over 100 m² in Vihti was removed in a weekend.

Can I live at home during the demolition? + −

In most cases, yes. We protect and separate the work area, but you can still expect noise and dust. Many people leave home for the day during the dustiest stages.

How quickly can you start? + −

We usually reply the same day, and the demolition often starts the same week. The start date is stated in the quote, and there's no extra charge for a quick start.

Can you do demolition in the evenings or at weekends? + −

Yes, if agreed. In a detached house or an empty space, evening and weekend work suits well. There's no extra charge for evening and weekend work. In a housing company, noisy work is done at the times the housing company allows.

Can you fit the demolition into the other tradespeople's schedule? + −

Yes. Tell us when the next tradesperson starts, and the space will be demolished, empty and clean by then.

Is an asbestos survey needed? + −

If the building was built before 1994, a survey is needed before demolition. We don't do asbestos removal ourselves, but we help you find out what the site needs.

Does removing a shed or outbuilding need a permit? + −

Removing a small shed or woodshed usually doesn't need a permit. For larger buildings and in a local detailed plan area, it's worth checking the practice with the municipal building control authority. We can help with this.

Can I get the household deduction for demolition? + −

Yes. Demolition is renovation work, and you can get the household deduction for its labor portion when the work is done in your own home or holiday home. We show the labor portion separately on the invoice.

Do you also do the renovation after the demolition? + −

Yes, in many cases. We do kitchen renovations, repairs and renovation, terraces and docks. You can get the demolition and the new build from the same people. For specialist work, like waterproofing, electrical work and plumbing, we bring in partners we trust.

Do you work for housing companies and businesses? + −

Yes. Our customers include housing companies, businesses and private property owners, for example a farm in Vihti.

What area do you serve? + −

Our main area is Vihti, Nummela and Lohja. We also work in Espoo, Helsinki, Kirkkonummi, Veikkola and Kauniainen. We go to Vantaa, Tuusula, Nurmijärvi, Sipoo and Siuntio on request. We have cottage sites on the shores of Lohjanjärvi and Hiidenvesi and in the Inkoo and Raasepori archipelago.
